Putney

On the south bank of the Thames between Fulham and Wimbledon, Putney combines handsome period houses, cosy pubs and riverside life with a surprisingly green, almost rural feel.

01 · Introduction

Riverside, commons and the Boat Race.

Despite being only around fifteen minutes by train from Waterloo, Putney has a fresh, countryside feel thanks to the river and the open spaces of Putney Common, Wandsworth Park and Putney Heath. South Western Railway trains run from Putney station to Waterloo, and two District line stations, East Putney and Putney Bridge (on the Fulham bank), connect to Fulham, Chelsea and central London. Families can choose from several popular schools. Our Lady of Victories, Hotham Primary and Brandlehow Primary are favourites for younger children, and independent options include The Falcons and Hurlingham prep schools and Putney High School for girls. Putney is also popular with families seeking access to leading west London schools such as St Paul’s and St Paul’s Girls’.

And every spring Putney is on television: it is the start of the Oxford and Cambridge Boat Race and home to many of London’s leading rowing clubs.

02 · Property market

Room to move up the ladder.

Putney offers a real mix of property, from impressive Georgian, Victorian and Edwardian houses to 1930s mansion flats and contemporary developments along Upper Richmond Road, so buyers can stay local as they move up and down the ladder.

Rightmove sold-price data for the 12 months to December 2024, quoted in our earlier guide, gave an overall average of £751,781. Flats made up most sales at an average of £514,995; terraced houses sold for just under £1.1 million and semi-detached houses for just over £1.6 million. At that point, average prices were around 11% below their 2022 peak.

Kensington House owns Montserrat Road, a large period property in the heart of Putney, a few minutes’ walk from the high street and the river.

“There is enough variety for buyers here to stay local as they move up and down the property ladder.”

05 · Pamper and exercise

On the water and on the heath.

Residents make the most of their green spaces and riverside. There are cricket pitches on Putney Heath and Barnes Common, a bowling green on Putney Lower Common, tennis coaching at Leader’s Gardens and Wandsworth Park, and mini golf in Wandsworth Park.

On the water, the Hurlingham Yacht Club near Putney Bridge is friendly and down to earth, welcoming beginners with social events and river flotillas, and the Putney Sub-Aqua Club offers diving for enthusiasts and learners.

If all that sounds too energetic, our earlier guide recommended The Escape, a long-established local spa and beauty salon; please check its current details before booking.
