The Wentworth Estate

In Virginia Water, Surrey, outside Greater London but within easy reach of it, the Wentworth Estate is one of the most desirable addresses in the country: private roads, mature woodland and grand houses set around its celebrated golf courses.

01 · Introduction

A private estate in Surrey woodland.

The Wentworth Estate lies in Virginia Water in the Borough of Runnymede, Surrey, beyond London’s south-western edge. Ambassadors, business leaders and celebrities, Sir Elton John among them, have called it home, and its sprawling houses change hands discreetly. Source

Key to its enduring appeal is a peaceful, green atmosphere, with most detached houses surrounded by acres of gardens and mature trees. The estate has its own Act of Parliament, the Wentworth Estate Act 1964, and strict planning controls designed to preserve its spacious, wooded character.

Central London is an easy drive or train journey away, Heathrow is about seven miles down the road, and Farnborough Airport, a major business-aviation hub, is around half an hour’s drive.

02 · Property market

Arts and Crafts, neo-Georgian and modernist.

The estate has an array of architectural styles, including Arts and Crafts, neo-Georgian and modernist houses. Some sit on exclusive private roads, others in gated developments with communal gardens.

Rightmove sold-price data for the 12 months to December 2024, quoted in our earlier guide, gave an overall average of £2,126,507 for Wentworth, with detached houses, the majority of sales, averaging £2,887,533. Our earlier guide also reported that values across the estate and nearby St George’s Hill rose by 23% during the 2020–23 post-pandemic boom; that figure was not sourced and has not been re-verified.

Kensington House’s home on the estate is Dormy House, shown in our portfolio below.

“Mature trees, generous grounds and careful planning preserve the estate’s spacious and serene feel.”

03 · Things to do

Royal parks, castles and history.

The estate is well placed for the countryside. The Surrey Hills National Landscape (formerly an Area of Outstanding Natural Beauty) offers rolling hills, ancient woodland, villages and stately homes. Surrey County Council, November 2023 Closer to home, Windsor Great Park is an ancient royal landscape of forest, grassland, lakes and gardens. At its southern edge, Virginia Water lake has an eighteenth-century cascade, a ruined temple assembled from columns brought from Leptis Magna in Libya, and a 100-foot totem pole carved by Chief Mungo Martin and given by the Government of British Columbia in 1958. Visit Windsor

Windsor Castle, the oldest and largest occupied castle in the world, offers grand state rooms, an extraordinary art collection and St George’s Chapel. Don’t miss Queen Mary’s Dolls’ House, built between 1921 and 1924 under Sir Edwin Lutyens, with contributions from hundreds of artists and craftspeople and complete with working lifts, running water and a stocked wine cellar. Royal Collection Trust

Nearby Runnymede is where King John sealed Magna Carta in 1215; a memorial on the lower slopes of Cooper’s Hill marks this ‘symbol of freedom under law’. Egham Museum, an independent community museum, explores local history from Neolithic times to the present. Egham Museum And Ascot Racecourse holds regular meetings, including the five-day Royal Ascot each June, a highlight of the British social calendar.

05 · Pamper and exercise

Golf, tennis and the Wentworth Club.

The estate was originally planned around its first golf course, and sport is still at its heart. The Wentworth Club has three championship 18-hole courses, the East, the West and the Edinburgh, plus a nine-hole Executive course. The West Course, nicknamed the ‘Burma Road’ for its fearsome difficulty, hosts the BMW PGA Championship, most recently in September 2026. Source DP World Tour

Tennis and swimming feature too, with indoor and outdoor courts, a 25-metre indoor pool and the original 1920s outdoor pool surrounded by a white picket fence. The wood-panelled spa has a Jacuzzi, steam room, gym and dance studio, and two treatment rooms using Natura Bissé and Bamford products. Good Spa Guide

06 · Dine

Bray’s great restaurants and country pubs.

The celebrated restaurants of Bray are a short drive away, and two of them retained three Michelin stars in the 2026 guide. Heston Blumenthal’s The Fat Duck, which celebrated thirty years in 2025, made its name with dishes such as bacon-and-egg ice cream and snail porridge; its tasting menu remains the main event, and it has reintroduced an à la carte option. Alain Roux’s The Waterside Inn, three-starred since 1985, offers exquisite French cooking in an enchanting riverside setting. Henley Standard, February 2026 Michelin, August 2025

For a lower-key evening there are lovely pubs nearby. The Wheatsheaf, on the edge of Virginia Water lake, serves British classics. The Bailiwick Free House in Englefield Green is more refined: chef-owner Steven Ellis trained under Clare Smyth at Restaurant Gordon Ramsay, and venison from Windsor Great Park features in many forms.
