01 · Introduction

A power station reborn.

Battersea Power Station, the dramatic symbol of the area’s industrial past, has been transformed through a regeneration of its 42-acre site, long quoted at around £9 billion, into a community of shops, restaurants, entertainment venues, homes and offices. Two Northern line stations, Nine Elms and Battersea Power Station, opened in September 2021; the US Embassy moved to Nine Elms in 2018; and Apple’s Foster + Partners-designed London campus is based in the Power Station. Northern line Dezeen, October 2022

The first residents moved into Circus West in 2017, and by 2025 more than 3,000 people lived on the estate. Reported May 2025 Residents escape the bustle in Battersea Park, a 200-acre green oasis beside the Thames with a boating lake and a Buddhist Peace Pagoda.

02 · Property market

From mansion blocks to Sky Villas.

Rightmove sold-price data for the 12 months to December 2024, quoted in our earlier guide, gave an average of around £1,366,583 in Battersea, with one-bedroom homes averaging £602,659 and five-bedroom houses around £5 million. The area’s continuing development attracts both domestic and international buyers.

Most apartments in the Power Station building itself were sold off-plan; homes include studios and three-bedroom ‘Sky Villas’ between the chimneys. Sky Villa particulars, October 2025

The streets around Northcote Road are enduringly popular with families and young professionals; supply is typically low because owners often stay for decades. Around Battersea Park, turn-of-the-century mansion blocks and villas with park views attract buyers seeking a little more value than in Chelsea across the river.

Kensington House owns Dorothy Road, a Battersea house that has been converted into a house and three apartments, all shown in our portfolio below.

“The iconic Battersea Power Station, a dramatic symbol of the area’s industrial past, has been revitalised into a modern quarter.”

04 · Shopping

The Power Station and Northcote Road.

The Power Station development has brought a significant number of premium fashion and beauty brands to the area, alongside high-street favourites, and the grandeur of the restored building makes shopping here an experience in itself.

Northcote Road, busy with families at weekends, has excellent independent delis and bakeries. Philglas & Swiggot is a much-loved wine merchant with regular tastings, toy shop Chalkboard does brisk trade in what locals affectionately call ‘Nappy Valley’, and the long-running Northcote Road Antiques Market is a treasure trove of independent dealers.

Recommendations carried forward from our earlier guide and rechecked in October 2026 where public sources allowed. Opening details change, so please confirm before visiting.
